Bristow, VA is home to Braemar, a community containing many different types of homes. One type of Braemar home you will encounter is a Courtyard home. A Braemar Courtyard home is a single family home, with a small lot, and positioned on a pipe stem. There are three different styles of Braemar courtyard homes: Ballston, Arlington and Clarendon. Braemar courtyard homes saw only two resales in May & June 2009. Those courtyard home resales bring the average sales price down to $285,000, a drop of 12.3% since last report (March-April 2009). These Braemar courtyard homes still have a net gain for 2009, having not lost all of their 38% increase last report.
If you are thinking of buying or selling a Braemar courtyard home, and have it competively priced, this recent data shows that you can expect your home to go under contract in just about two weeks time. You can also expect to pay closing cost assistance to your buyer. The average closing cost assistance of $4,102 for May & June 2009, is just under 1.5% of the average sales price.
